Boston, February 27th, 1874 Hy C. Crane, Esq. 20 Nassau St., New York My dear Sir, We have sold to Mr L. G. Waterman, of Oxford, Johnson Co., Iowa, the SE 1/4 of NW 1/4 Sec 21.Tp 80 N. Range 8 West = 40 acres, in said County, at $20 per acre - Terms, cash $100. balance 166.66 to make 1/3d of purchase money, in six months from Feby 23d, 74, $266 67/100 in one year and 266 67/100 in two years, with 10% interest payable annually on deferred payments. - The purchaser is a responsible and reliable man -- I enclose a Bond for a Warranty Deed, and presuming the Doctor is still absent, would suggest that you sign it as attorney, if all right, and acknowledge before any Notary -- and although you may have no written power, it will no doubt be satisfactory to Mr Waterman upon my explanation of your agency for T. C. Durant -- please return to me when executed -- We have just finished paying last year's taxes and T C D 's a/c and statement will soon be rendered. Yours truly Jno L. Coffin
