Acres, more or less, worth the right of ingress and egress upon said lands, to occupy and use the same for the purpose of searching for Mines and Minerals and Mineral interests, to sink shafts and excavate for ores, to erect improvements necessary for mining operations, together with the use of wood and water thereupon for the purpose of carrying on mining operations. To Have and to Hold, the rights and interests hereby conveyed to the said party of the second part his and ever of their heirs and assigns forever - and the said party of the first part for the consideration aforesaid doth hereby covenant and agree to warrant and defend the said rights and interests to the said party of the second part, their and each of their Heirs, Executors or administrators and assigns against the claim or entry of all persons whatsoever, and the said party of the first part doth further covenant and agree to and with the said party of the second part that he is Siezen(?) in fee simple of the premises and hath the right to make and convey such and Estate by this Indenture, and hath done the same by these presents, to the said party of the second part this and each of their heirs and assigns -- In witness whereof the said party of the first part hath herewith set his hand and affixed his seal -- Wm. P. Muse the party of the first part hereby convey also to Cobb Geo Phifer their heirs and assigns Wood [seal] & way nessesary to carry on any mining operations on the Jacob Long & the Milliony 23 Muse tracts In witness whereof the said party of the first part hath hereto fixed his hand and seal. 6th day of March 1854 W.
