lands and premises coursed thereby shall be sold pursuant to such [illegible] at any time within one year from the date hereof, I will buy in the same when such sale [illegible] I shall be able to do so for a sum nor exceeding the ammount of the mortgage debt, interest and costs of [illegible] and sale, and will then when demand of the said Downing or his representations or assigns at any time within the said [period?] of one year, convey the same to him or them by a good and sufficient deed when being paid the sum of Twenty Thousand Dollars in cash. And I further Covenant and [agree?] to and with the said Downing, and his representations and assigns that I will at any time within the period aforesaid, when the demand of him or them, assign and transfer to him or them the aforesaid Mortgage, and all of my rights therein on being paid the said sum of Twenty Thousand Dollars, [illegible], at the time of such demand, the said lands and premises shall not then have been sold much the [illegible]  aforesaid.
In witness whereof I have hereto set my hand and seal at the City of New York this twenty second day of June one thousand eight hundred and sixty-seven
