more or less.  The said land hereby conveyed being the same conveyed to Theron [Robler?] by John Noble and wife under date of August Twelfth 1857.  With the Appurtenances and all the estates right Title and interest of the said party of the first part therein.  And the said party of the first part does hereby covenant and agree to and with the said party of the second part, that at the time of the delivery hereof the said party ofthe first part the lawful owner ofthe premises above granted and seized thereof in fee simple absolute and that will Warrant and Defend the above granted premises in the Quiet and Peaceable Possession of the said party of the second part her heirs and assigns forever.  In Witness Whereof, the said party of the first part has hereunto set his hand and seal this day and year first above written.
